I’m considering selling my home FSBO and offering commission to the buyer’s agent. Would that agent take care of the contract, closing paperwork, etc?

The agent would take care of all the paperwork, with their clients best interest at hand. If you hire an agent, they will make sure you have all the proper legal disclosures and information and negotiate on your behalf. Without an agent, unless you hire an attorney, you have no one sticking up for your best interests.

A. Excellent! He has built this world perfectly & any time anyone asks Him to “fix” something it gets done!

B. Good, but room for improvement. He obviously has had some “design flaws” and lack of planning here, and does not answer many of my calls to “fix things,” but at least he has left tools hidden around here, so that if I can figure out how to use them myself (no instructions here but that damn book of His, which is usually more trouble than help!) .. I can rig things to work, at least temporarily.

C. Poor. If I did not have it on such good authority that He had clear title, I would wonder if He really owned this world! No matter how many times we call, he almost NEVER helps in any concrete way – and His real estate “agents” are not much better. Constant battles everywhere about Title, with other gods who claim the same thing as He does, not much good gets done unless I do it myself.

D. Deadbeat Landlord. No more rent from me, I am taking over this property myself!

And also closing fees. I know with these you will get less money for your home than if you sell it the old fashion way. But what if all you are looking for is enough to buy a new home. Do you think that is still not good to do? Just getting opinions.

No, it maybe a good idea if you want to get rid of a house fast, but they will always low-ball the offer every time to a seller when they know they can get more when they sell it for themselves.

On the real estate front, new home sales are collapsing again, existing home sales are also falling sharply and construction activity (both residential and commercial) is sharply down.

Durable goods orders are down, and initial claims for unemployment benefits remain stubbornly high (way above the 400,000 mark).

Real disposable income for Q4 has been revised downward while real disposable income (before transfers) for January was negative again.

When is a law not a law? Is this a trick question? Nope. In Nevada City it is common practice. A law is a law whenever the City Council or the Planning Commission chooses to acknowledge it … or not. If the law or regulation is counter to their goals, they just sidestep it.
