Sold home as is and now just one day after the sale the people want their money back plus $ 500 for “repairs” and time. I told them when they looked at time that the floors needed replaced and that water was not working now they want their money back and for me to pay them for the repairs that they did. All they did was lay plywood ontop of old floor and holes. Do I have to give them their money back plus extra if it was sold “as is” or are they stuck?????

The only way you upgrade to a nicer home is;

the first house had a lot of appreciation since you bought it(the value went up) and you make money on the sale. Tough to do in this market. Or as`you get older your income goes up and you can afford a bigger mortgage

I recently had to short sale a house I owned. The bank accepted the short sale as full and final satisfaction of the loan I owed them. I did not owe them as much as some people I have heard stories of. I am hoping I do not receive a 1099 form from them. If I do I am just wondering when I will receive it. The house closed 2 weeks ago (approx). thanks in advance!

For the past 1.5yrs, I have been slipping towards a foreclosure. It still hasn’t happened yet. I haven’t made a payment in 15mo. And they haven’t even sent me a warning yet. Back in summer 09 I tried a loan modification. One of the Fed requirements is they open up an escrow to pay the property taxes so they keep their interest in the property. So they paid my Winter 09 taxes and Summer 10 taxes. Now in between those two payments, I stopped paying my mortgage. No more escrow payments either. They figured that I wasn’t paying and sent me a letter saying “we’ve opted to remove your escrow from your account and you “I” will be responsible for paying it from now on.

Ok, now the legal question. Those summer property taxes were paid in 2010 by the mortgage company. Technically my name is on the mortgage note, on property, and not in foreclosure “YET”. On receipt, it shows I paid it. Can I legally claim that on my 2010 tax return? Does the IRS have any special interest in who technically pays it, even though my name is on it?

your name was on the mortgage, but you did not pay them. therefore, you cannot claim them. if foreclosure occurs, the irs will be interested as well as lawyers and the bank on who paid taxes. it took less time for bank to foreclose on my house. talk to bank who has your mortgage and find out your options. once you get foreclosure letter, your out of options

Why do companies put their own software on computers they sell when it slows them down so much?

If you install just a clean version of Windows XP Home your computer will start up in like 10 seconds.

But every computer you buy these days (even IBM) is loaded down with crap that makes it take forever to start. My brother has a Sony VIAO and it is un-f’ing-believable. Like it can take upwards of 4-5 minutes to start up or shut down!

Not to mention that NO ONE one planet earth needs any of the garbage they put on. It’s all right there in the freaking Operating System.

So why do they do it? Isn’t bringing the computers you sell to a crawl a bad idea from a business perspective?

If I started my own company I would sell “fast” computers by just no tputting crap on them and pocketing the money I save on hardware. …don’t steal that idea. I’m going to trademark it.

Hardware manufacturers are dearly paid by software vendors to do so.

Part of this money would be passed to the consumer in form of lower price of the hardware.

it is not humanly possible to change the sex you are without actaully having surgery. You cannt rub a cream on yourself and poof your not a guy anymore. They have to cut off your penis and make sure they don’t cut your veins, sry, ive never heard of an at home kit…..

My property is currently in foreclosure and I’m receiving a ton of junk mail related to it. The problem is that allot of the postcards and envelopes state things such as “save yourself from foreclosure”, “stop foreclosure”, etc… What I don’t like is this makes everyone aware (i.e. mail person, roommate, etc) aware of the situation.

I thought that I had seen something before that there are laws against anything like that being on the outside… can you please let me know if that’s correct or if I’m thinking of something else.

The answer is price.If all the garbage wasn’t there and you had a clean copy of windows the computer would cost twice as much.Companies pay the computer manufacturers to install their demo products and this is what makes the price go down.You are right ,they are complete garbage and the first thing you do on a new computer is to remove all that

With the help of a realtor experienced in the particular issues of foreclosure properties, a buyer intent on stretching his cash and pre-approved financing just as far he can, will be able to determine the right price to pay for this particular piece of real estate.

Together or separately you must find a way to win the owners’ trust, understand what has led to the default, determine that there is indeed a way to structure your offer and close a sale without delay in which everyone, seller, lender and buyer, gain a quantifiable benefit.

Buying in the pre foreclosure period requires a source of great leads, an ability to get there first, and a way of showing the owner the options that appeal to him. Prepare for an all cash buyout if you can’t assume the loan, prepare to ease out if you learn that at the end of the day, the discount gained doesn’t warrant the risk of being wrong about the cost of the repairs you deem essential. Many investors may smell a “short sale” opportunity, and negotiate through the owner/borrower with the lender with an offer less than the recorded debt in default. This approach is not for the novice, and does not “cure” although it may result in the debt being totally extinguished. With other home owners near or in default now in many states, with little equity and facing both stagnant house prices and tighter restrictions on borrowing, you can be sure another property will soon meet your needs and those of the owner who is desperate to cure the default.
