Unless you want the tenants to stay, the answer would be “No.” Either way, make sure it is specifically stated it the contract.

As of the pre-closing walk through, you should see the home as you will be receiving it. Either with or without the tenants. If without, the place is supposed to be empty and broom swept.

I’m looking to buy a home in the next 30 days, but my credit isn’t that great (FICO scores 647,669,695).The reason being is that I have 5 credit cards that were charged-off in 2004 because I made the mistake of signing up with a debt mgmt. company to “help me get out of debt faster” after I grad. from college.They never told me that my accounts were going to be charged-off; they just told me that they would lower my interest rates if I made payments directly to them.Anyways, I PAID all the charge-offs at the end of ’06.In addition, I have a paid off car lease with no history of any late payments, same for 2 credit cards that I pay in full every month if I have a balance and have a current auto loan with no lates (4 monthly-my only debt).I’ve been employed with the same firm for 4 years, make a little over 00 gross income monthly, have ,000 down payment, looking for a home no more than 170K,and looking to roll my closing costs in mortgage with low fixed rate.What are my chances?

You should qualify FHA with 3% down. Seller can pay up to 6% of your closing costs if you put it in the contract. They look at last 2 years credit only. Your income is fine, credit scores are fine. The conventional loans are tighter & you need more down but FHA you would fly right through & get a low fixed rate mortgage. You can go to www.fha.com & there is a place to “find a lender” key in your zip code & it will give you a HUD approved (fha) lender near you. Good luck! Sounds like you have done everything right.

He’s not living with me right now because he said the town i live in sucks! we have a one year old that im taking care of alone now…hes had a job for a total of 10 months the whole time weve been together. He applies at some places but it seems like its only one job at a time…i think he wants to be closer to his friends and his car is broken down…and its only ran maybe 6 months out of 2 years becuase he’s “making it faster” i used to work on cars and this is how we met to begin with…he doesnt want me to help him on his car…now he sais i treat him like a kid but im paying all of the bills my dad gave me a nice 2 bed 2 bath house thats paid for! i have a full time job as a manager and he well gets by with chunks of change he gets by selling parts here and there. i dont know what to do he lives 20 minutes away and ive been nagging and nagging about him getting a job and suddenly its my fault i nag too much he says! were still “together” but he lives over there at his moms house….he gets his income tax return soon and he plans on spending 75% of it on his car….come on i have been able to do anything to my car because ive been paying all the bills…i know it sounds like i have it all figured out but i feel like maybe somewhere in the cracks im at fault i keep calling him and i go pick him up and i pay for his gas to come over to see me and the baby…i feel so stupid i dont know what to do he has an interview lined up but he’s bought this stuff to clean out his system to pass the drug test….he smokes pot and he’s hit me before….im a sucker for him what the hell do i do??

My parents are selling our house. They had a real estate agent but at the contract end they decided to sell by owner. The next day someone stopped by (alone) and said she wanted to buy our house. They set up a showing for the house, no agents involved. She did not have an agent then.

She decided that she wanted to buy the house. She talked to her financial advisor who gave some real estate agents her infomation so she could pick someone to do the paperwork. This woman apparently signed something with an agent saying she would use him but now he wants 6% of the sale.

My parents said no way – he hasn’t even done anything! My parents talked to their former agent and she agreed and said no way, and she would do it for 4% if they wanted.

The other agent is bullying everyone and sent an email saying “we are not to use our agent and not to meet without him” and that he “brought her to us”. He didn’t even know her then. What is his legal right? Can she fire him?
We live in PA.

My parents currently have no agent.
My parents are considered having their former agent do the paperwork because even though she was unable to sell our house she put a lot effort into it for the past 6 months.

The buyer had no agent until after she viewed the house, applied for a loan and wanted someone to purely do the paperwork. That’s when this other real estate agent stepped in.

This is the buyer’s first home purchase. She does seem very naive and inexperienced. Unfortunately I think she just signed whatever he told her to.

The buyer’s real estate agent seems like he is willing to do what it takes to get this commission, meaning threatening everyone. He was a jerk over the phone to my parents. I am hoping that the buyer has the right to fire him as her agent because of his aggressive and threatening tactics. She has told us she does not want to use him.

My parents will not allow him to bully them but they lack the legal knowledge.

that said, “this woman apparently signed something” — by this, I think you mean the potential buyer signed something.

If it is the buyer who signed, it is the buyer who owes what her contract with her agent says she owes, NOT your parents.

If your parent haven’t signed anything, they aren’t liable for any commission unless some quirk in law [you'll have to search for it] says otherwise.

I have a 9 year old daughter, and one of the things she asked for for Christmas is makeup. She has never worn any, except for stage makeup for shows.
Now, I am not asking for advice as to whether or not she should wear makeup or not – I have talked with my husband already, and we decided that while we think she’s still far too young to wear makeup outside the house, there’s nothing wrong with it if she wants to wears it around the house for a couple of years and learned how to apply it, find her own style, and not make herself look like a baby prostitute.
What I would like to know is some places that sell relatively inexpensive makeup that would be fun for a young girl to just try out, what cosmetics would be good for a first timer, etc. Like I said, I don’t want or need advice as to whether or not I should allow it – like I said, my husband and I discussed it and we are the parents.
And she is also getting toys, like a doll and a magic trick kit and art supplies and some rollerblades, so I’m not trying to “make her grow up too fast.” Just a disclaimer – thanks!
Haha I’m not paranoid what other people think, if I was there are some questions on here I wouldn’t have answered. But people who think their advice is worth its weight in gold really annoy me, so I’m trying to filter them out. Probably won’t work though.

It’s not professional by any means but most places like Walmart/Target/Sears and more sell the make up value kits. It’s like a big box with plenty of lip gloss, lip stick, eye shadow, blush, etc. etc. It comes with all the tools you will ever need. I wouldn’t recommend it for an adult, but for young girls it’s a fun kit to experiment with. Plus they are fairly inexpensive and you can get them as cheap as you want or as expensive as you want. They typically are located where you find all the pre-packaged bath supplies. =)

How fast does Warped Tour pre-sale usually sell out? Help please (:?

I asked this song & got no answers, so yea.

Okay, I’ve never been to Warped before and this summer is gonna be my first time going. Pre-sale starts Friday, March 26, at ”10am your local time” which means I’ll be in school at that time & noone will be home to order the tickets for me. Tiffany, someone who works for Warped said that last year, the Boston date sold out in a few hours & I’m worried that’ll happen to my date(Toronto,July 9,2010) & I won’t be able to get the pre-sale. I’d be hoping to order the tickets that Friday night, but the issue is obviously that I have a fear the tix will sell out durring the day.
(-Normal tickets go on sale once pre-sale sells out)

BTW please don’t say just get the normal tickets, because the pre-sale has wayyyyyy more benefits + is cheaper.
So, how fast does pre-sale usually sell out, from your experience?
