The next thing is valuing your property: if you have a good idea of the value then great, if not then it might be an idea to have someone do it for you. There are some great websites though that should give you a reasonable idea of what its worth. If you want to sell fast then you more than likely will have to sell it at a discount.

The next step is to decide how you want to sell it and there are 2 basic ways: through an estate agency or to an investor. There are pros and cons for both, sell home fast with an estate agent you should (hopefully) get the higher offer, but this isn’t guaranteed. You don’t have much control over how long it’s going to take to sell with an estate agent, and you don’t have too much control over the buyer, should they change their mind at a late stage r be in a chain that they can’t get out of. In addition there are estate agent fees.

Selling to an investor has its pros and cons as well, as mentioned, and it’s not the solution for everyone. The downside is the price you’ll get: if you can sell through an estate agent, then more than likely you’ll get a higher offer. However if you sell to a reputable investor then the advantages are that there is no estate agent fees, the process is much, much quicker, you don’t have to have people doing viewings, you know what you’re getting and when you’ll be getting it, and all of this peace of mind allows you to plan ahead.

A few words on investors – beware of sharks. Most investors are ethical, ordinary people, but there are exceptions. If the investors come across as cagey or untrustworthy, then you may have to go with your gut. If the investor offers a price, and then for no reason whatsoever reduces it, then be extremely wary. If the investor tries to charge any up-front fees, alarm bells should ring. Some investors do charge the seller for a survey; the better ones don’t though so it’s best to avoid these investors. Lastly, be wary of investors who are slow to get things done – investors should really be on top of things at all times and the selling process should not take more than perhaps 8 weeks. This assumes that nothing untoward happens of course – which can happen to the most experienced investors out there – but if obstacles are encountered then make sure the investor is keeping you abreast of all developments.
