This is a repost since my first question was misinterpreted and left out details. So here goes.

This question came up during an after work talk during dinner with my wife about a coworker. PERSONALLY I DO NOT CARE, but I figure this would be a good question for this forum.

These are my wife’s coworkers I meet on a monthly basis for a company “party night”.

Here’s a little about them:

She is 22. Works on commission, and works part time each night at a bar to make ends meet. She is a Party girl. Very fun and free spirited. Looks wise she is a 9. She likes to binge drink and smoke pot when they party. She parties a couple times a week.

The guy is 25 and working minimum wage. Always joking around, and funny (to the point of being annoying). Nice guy but a little idealistic and mildly pushy. He is about 3 on the looks department according to the women. Also a bit of a partier.

I only mention looks since OTHER PEOPLE mentioned it, and some suggested that is why he is moving so fast “to seal the deal”.

The situation is, they have only known each other for 4 months. He was renting, but decided to buy a condo together. He bought the studio condo by maxing out 4 credit cards to get the down payment. He is co signing with a family member to secure the mortgage.

Neither have been married or had a relationship longer than 9 months,

The big bombshell came, when recently she found out she was one month pregnant. Its was unplanned. She has stopped drinking and doing drugs. but that was one week ago.

So the plan has changed from moving into together, to getting their first home, kids, and POSSIBLY (he is on the fence) getting married all in the same year.

Based on this info, what do you think? Do you think this will end well or crash and burn?

I dunno.. my reflex is to say “crash and burn” since neither of them seems to be particularly responsible. However, if dedicated in their relationship, they might be able to grow and mature together.

Locally they are gophers with a car and not making much more than minimum wage and milage.

BE VERY CAREFUL! some of those companies are not good.. i have not worked presonally with that company but i have heard that some of those are scams you get your money but still responsible for left of mortgage not good! honestly I would search online for a realtor… when i go to google and type in “cityname real estate” for my area this site comes up..

As i looked through the site he appears to know his stuff especially the area, thats what you need is an agent that specializes in one main area.. my sugguestion would be to search online see what sites come up and start calling them and see what they say… you want to get most for your money.. good luck

I sure do like the sounds of it, but from what I’ve heard, everybody and their brother wants to get into this business. There’s sooo much competition. Also, don’t you have to have lots of money to get started?

House flipping is good when the housing market is doing well. However, when it turns and the economy goes into a recession, you have to be able to recognize that so that you are not stuck with a house that you can’t sell and a mortgage you can’t afford!

Obviously, it’s not as simple as they make it sound (a) find pre-forclosed property (b) buy it (c) flip it. The best economists cannot time the market so how can some Joe Schmo do it?

How much would that cost me?
And how much can I expect to get tacked onto the price of my home to cover a realtor’s commission?

Sold home as is and now just one day after the sale the people want their money back plus $ 500 for “repairs” and time. I told them when they looked at time that the floors needed replaced and that water was not working now they want their money back and for me to pay them for the repairs that they did. All they did was lay plywood ontop of old floor and holes. Do I have to give them their money back plus extra if it was sold “as is” or are they stuck?????
